Before work starts, ask about the proposed materials, site preparation, electrical requirements, heating, finishes and what is included in the project. These should be clear for your particular room.
Planning and Building Regulations requirements depend on the site and proposed use. Check the requirements for your property with your local authority before committing to a build.
What should the specification cover?
Ask for the foundation proposal, floor and wall build-ups, roof covering, insulation, glazing, ventilation and finishes. Agree the electrical and heating scope and who is responsible for connections and any required records.
What should the programme cover?
Separate design and permissions, ordering, site preparation, construction and finishing. Ask Ian about current availability and the expected duration for your particular garden; access, ground conditions and the chosen products can affect the sequence.
What should I know about care and maintenance?
Request the care instructions for the actual materials and products, including the roof, cladding, glazing seals and rainwater goods. Agree maintenance access and any warranty terms before work begins.
