Start with the light and the mess.
Painters and makers usually want steady daylight without direct sun on the work, which decides where the glazing should go. A north-facing window or a rooflight can do more for a studio than a wall of doors. Think about a sink, and a floor that wipes clean where the wet or dusty work happens.
Music and workshop use bring their own questions: heavier sound insulation, extra power for tools or amplifiers, and ventilation for dust or fumes. Raise these in the first conversation, because they change how the walls and roof are built.
