Do garden rooms need Building Regulations approval?
Some small detached garden buildings are exempt, but size alone is not enough. Sleeping accommodation, boundary distance, construction and electrical work can change what needs approval.

The small-building size bands
Small detached buildings with no sleeping accommodation can be exempt at up to 15m². Above 15m² and up to 30m², the building must also be single storey and either at least 1m from every boundary or constructed substantially from non-combustible materials. Above 30m², this small-building exemption is not available.
Confirm the area and construction before relying on an exemption.
Ask building control to confirm the floor-area calculation from the actual drawings, particularly at a threshold. A supplier’s external footprint is not the same as usable internal space. Do not assume timber cladding tells you whether the whole construction meets the relevant condition.
- Supply a dimensioned plan and sections.
- Show the distance from every boundary.
- Describe all proposed uses, including any sleeping.
- Identify the proposed wall, roof and floor construction.
Electrical safety is a separate part of the conversation.
An exemption for the building does not remove applicable electrical safety requirements. Agree who will design, install, test and document the electrical work. Notifiable work can be handled through a registered competent-person installer, building control, or an applicable registered third-party certification route arranged before work starts.

Know what you will receive at handover.
Ask for a written list of the documents relevant to your project: approvals where required, electrical records, product care instructions and any agreed warranty terms. Use it as a checklist for your quotation. The documents vary from one garden room to another.
- Confirm the building-control route before starting.
- Record responsibility for fees, inspections and completion documents.
- Check plumbing, drainage or other services separately when included.
