What changes the cost of a garden room?

The useful price is a quotation for your site and specification. Ian’s current prices are available by enquiry; this guide explains what to include in the budget and how to compare quotations on the same basis.

Start with access and the ground.

Include clearance, the base, material delivery, waste removal and reinstatement in the discussion. A tidy finished photograph cannot tell you which of those tasks a price includes. Share photographs of the route from the road to the proposed position, as well as the garden itself.

  • Note narrow gates, steps and restricted delivery access.
  • Identify existing structures that need removal.
  • Ask what happens if ground conditions differ from the initial assessment.

Compare the room you will actually receive.

Write down the external dimensions and expected internal space separately. Compare the wall, floor and roof specification, glazing, doors, heating, ventilation and internal finish. A price per square metre is only useful when the measurement method and scope match.

  • Specify the glazing arrangement and opening sizes.
  • List lighting, sockets, data connections and heating.
  • Identify decoration, flooring and fitted furniture.
  • Separate decking, landscaping and other external work.

Allow for services and approvals.

Ask whether the electrical connection back to the house, any upgrade to the existing supply, cable routes and making good are included. A sink or WC introduces water and drainage questions too. Confirm who handles any applications, professional drawings, inspections and fees.

A quotation checklist

Before comparing totals, ask each supplier to describe the same scope. Keep changes in writing so an extra door, different finish or revised layout can be priced before you agree it.

  • A dated price and how long it remains valid.
  • The VAT treatment and payment stages.
  • An itemised specification, inclusions and exclusions.
  • Any provisional allowances and the basis for changing them.
  • The proposed programme, dependencies and change process.
  • Handover information, care requirements and warranty wording.

How long will the work take?

Ask for both the likely start date and the on-site duration for your particular room. Design decisions, permissions, site preparation, product lead times and finishing work belong in the programme. We do not publish a fixed build duration or current availability without a project-specific discussion.
